10 Arizona Crescent is sold and unconditional at $690,000.

Four bedrooms, brick, renovated, 7.92kW of owned solar, 775m² with side access. It launched at offers over $650,000 and finished $40,000 above the guide.

It was the cheapest four-bedroom house in White Rock. Buyers worked that out faster than the market did.

Here is what that one result does to the market you are buying or selling into right now.

 

 

The entry-level four-bedroom has gone

Ten four-bedroom houses were on the White Rock market this month. Seven of them are now spoken for.

Sold:

  • 10 Arizona Crescent — 4 bed, 1 bath, 2 car, 775m² — $690,000

Under offer or under contract:

  • 11 Bronson Street — 4 bed, 2 bath, 2 car, 647m²

  • 15 Universal Close — 4 bed, 2 bath, 5 car, 800m²

  • 7 Paramount Close — 4 bed, 2 bath, 2 car

  • Lot 9 Flagstaff Way — $865,000

  • Lot 3 Denver Street

  • Lot 209 Denver Street

Still available — three houses:

  • 73 Tiffany Street — 4 bed, 2 bath, 2 car, 613m² — offers over $699,000

  • 6 Kurruk Close — 4 bed, 2 bath, 4 car, 779m² — $829,000

  • Lot 206 Hershey Way — 4 bed, 2 bath, 2 car — $850,000

Read that as a price floor.

A few weeks ago, a buyer could chase a four-bedroom house in White Rock from $650,000. That house sold at $690,000. Today the cheapest four-bedroom asking price in the suburb is $699,000.

The entry point moved $49,000 while most buyers were still deciding whether to inspect.

 

 

What actually settled

Sold prices decide value. Everything else is opinion.

Settled in White Rock:

  • 60 Hollywood Boulevard — 5 bed, 2 bath, 2 car — $840,000, settled 13 August

  • 30 Kidman Street (my listing) — 4 bed, 2 bath, 2 car — $766,100, settled 4 August

  • 13 Disney Street — 4 bed, 2 bath, 2 car — $750,000, settled 16 July

  • 48 Tiffany Street — 3 bed, 1 bath, 1 car, 704m² — $650,000, settled 14 August

  • 4/21–29 Giffin Road — 3 bed, 2 bath, 2 car — $620,000, settled 6 August

  • 14 Universal Close — 2 bed, 1 bath — $590,000, settled 29 July

Four more are under contract awaiting settlement: 27 Denver Street at $845,000, 60 Leftwich Street at $750,000, 9 Phoenix Street at $680,000, and 156/67-79 Kambara Street undisclosed.

The comparison that matters

Line 48 Tiffany Street up against 10 Arizona Crescent.

48 Tiffany: three bedrooms, one bathroom, one car, 704m². Settled at $650,000.

10 Arizona: a fourth bedroom, a second carport bay, 71m² more land, a 6m x 6m carport, a 6m x 3m shed, renovated kitchen and bathroom, air conditioning through every bedroom, and 7.92kW of owned solar with solar hot water.

Both opened at the same number. One finished $40,000 higher.

That $40,000 is what a competitive campaign pays you for the extras the market can actually see.

 

 

The suburb numbers as at 26 August 2026

The Cotality suburb profile backs up what the sold list already shows.

Houses

  • Median value: $685,009. Median sale price over 12 months: $662,000

  • Upper quartile $739,000 — lower quartile $610,000

  • Median value growth running above 20% year on year

  • 78 houses listed across 12 months. Only 20 on the market today

  • Median days on market in single digits, vendor discounting close to zero

Units

  • Median value $569,881, median sale price $540,000

  • Just three units listed across the entire suburb

House yields now sit near 5%, against 6.25% three years ago. Rents are still climbing — the compression is happening because prices are outrunning them. That's a value story, not a rent story.

Why supply stays this thin: White Rock holds 1,444 houses and 567 units, with a population of 4,900, up 4% over five years. Owner occupiers hold 62% of homes, up from 53.40% in 2016. Average length of ownership is nine years.

Owners here do not churn stock. That is the whole explanation for the shortage.

Beyond the three remaining four-bedroom houses, the choices split into two lanes.

New and near-new house and land — 3 bed, 2 bath, 2 car on 210m² to 252m² blocks: $885,900, $849,900, $815,900, and 007 Terrace Road at $816,000

  • 11 Aruma Close — 3 bed, 1 bath, 6 car, 1,126m² — buyers in the $700,000s

  • 28-46 Giffin Road — 3 bed, 1 bath, 8 car — contact agent

  • 2/5 Coolabah Close — 3 bed, 1 bath, 1 car, 540m² — offers over $549,000

Attached product for downsizers and investors:

  • 16/67 Kowinka Street — 3 bed, 2 bath, 1 car, 148m² — $650,000

  • 4/67 Kowinka Street — $650,000, under deposit

Notice the gap that just opened

A 210m² new build at $815,900 now costs almost $117,000 more than the cheapest established four-bedroom on 613m².

Land content is where the value sits. The established stock carrying it is the stock disappearing first.

 

 

If you are buying

Get pre-approved before you inspect. Seven of the ten four-bedroom houses on the market this month were committed inside weeks. With median days on market in single digits, you view, you decide, you offer. There is rarely a second weekend to think about it.

Chase land content under $750,000. That is the pocket clearing fastest, and the pocket new builds cannot compete with on block size.

 

 

If you are selling

Twenty houses on the market against 78 listed across the year. Median value up more than 20%. Vendor discounting at effectively zero. Days on market in single digits. Buyers pre-approved, competing, and short on options.

Most owners in this position assume the safe move is to wait for a better market.

How certain are you that a market with 20 houses on it and buyers queuing gets meaningfully better than this?

Arizona Crescent proves the other half of it. A guide of offers over $650,000 brought competition, and competition delivered $690,000. Price sets the speed. Competition sets the number.

That is how 30 Kidman Street reached $766,100 as well.
