The pattern is clear. Four-bedroom homes cleared $737,000 to $821,000 when they offered two bathrooms. Four bedrooms with one bathroom, like 16 Harlequin Street, sold at $663,500 on a 600m² block. Three-bedroom homes on big blocks ran $595,000 to $700,000.
The suburb median now sits at $665,000, up 19% in 12 months across 73 sales. Four-bedroom median: $700,000. Three-bedroom median: $644,000. House buyer demand rose another 5% over the same period.
Six of the 25 most recent sales carry my name. My results ranged $595,000 to $821,000 with a median of $711,500, and every one settled between March and June this year. I'm sharing that because the agent you choose shapes your result, and I hold the most recent sales run in this suburb by volume.

Units and villas: Skull Road units from $575,000 and Oak Tree over-65s villas from $570,000. Worth noting: unit buyer demand fell 55% while house demand rose. The market wants houses on land.

The nearest four-bedroom competitors are 6 Kurruk Close at $829,000 and 7 Paramount Close at offers over $774,000. Both offer a second bathroom. 19 Cracknell Road matches the 4/1/2 configuration in the mid to high $600s on a 600m² block.
10 Arizona Crescent answers at offers over $650,000 with 775m², side access, a 6m x 6m carport, a 6m x 3m shed, renovated kitchen and bathroom, fresh paint, air conditioning in every bedroom, and a 7.92kW solar system owned outright with solar hot water. It's the lowest-priced four-bedroom house currently on the market in White Rock, on one of the larger established blocks available.
Against the sold data, 16 Harlequin Street is the closest comparable: 4/1/1 on 600m², sold $663,500 in May. Arizona Crescent brings 175m² more land, side access, double the covered parking, a shed and owned solar.
If you're in buying mode
Move fast on established four-bedroom stock under $700,000. The sold list shows what happens to it, and the under-offer column shows how quickly. Ten properties under offer against seven established homes available means competition, and pre-approved buyers win it. For investors, the case runs on land content, near-zero capital expenditure ahead, and the Mount Peter Priority Development Area plus council infrastructure spend feeding growth through the corridor. For owner-occupiers, this one is finished. Move in, plug into the solar, walk the kids to Trinity Anglican or White Rock State School. I lived near this pocket. If you're in selling mode
Read the numbers again. Median up 19%. Demand up 5%. Ten properties under offer. Seventy-three sales in a year, and the recent ones keep printing above expectations. Waiting adds risk, not value, in a market like this. Buyers are pre-approved and short on options. A well-run campaign in front of the right database gets results like the sold list above, and six of those results are mine.
